How it works
What happens when you book us.
If you let a property with gas appliances, the law requires a gas safety check every 12 months by a Gas Safe registered engineer, with the record provided to your tenants. We can liaise with tenants directly to arrange access, carry out the checks in full, and email the certificate the same day.

Give us the address and, if helpful, your tenant's contact details — we'll arrange access directly.
The checks
Each gas appliance is tested for safe operation, gas rate and flue performance, with a tightness test on the installation pipework.
Certificate the same day
The gas safety record is emailed to you the same day, ready to pass to tenants (the law allows 28 days) and file.

Is this the same as a CP12?
Yes — CP12 is the older CORGI-era name. The current legal name is the Landlord Gas Safety Record (LGSR).
When should I renew?
Any time in the two months before expiry. Renewing early preserves your original renewal date, so nothing is lost by being organised.
Can the boiler be serviced in the same visit?
Yes — combining both is cheaper than separate visits and only needs one access arrangement with your tenant.
